1/ “Day Of” Event Site Rental.-

SUMMARY:
This package provides exclusive access to M&D Farm's event gardens, barn, and farmhouse suite with adjacent full bathroom for the day of your celebration. The property is reserved exclusively for your event, allowing you and your guests to enjoy the space in complete privacy. Together with numerous amenities and essential elements required for a seamless wedding day, the package includes chairs for both the ceremony and dining, dining tables, a luxury restroom trailer (with running water, air conditioning, and piped music), an extra-large steel syrup kettle fire pit, and many other inclusions.
WHAT'S INCLUDED
Use of our 1940’s barn gallery, lounge & dancing space (with unlimited WI-FI connection), enhanced by a working vintage Vermont Casting wood stove.
Speakeasy Lounge Bar wing at the barn.
Additional outdoor Garden Bar by pond, ideal while playing lawn games.
Pondside Lounge, a relaxed waterfront seating area overlooking the pond, perfect for guests to unwind and enjoy the surrounding gardens.
Extensive gardens around the barn with beautiful fountains, Mediterranean gravel courtyards, Greek side pergola, pond and back fields.
M&D Farm’s suite with adjacent full bathroom with its own private garden entrance in the downstairs wing of our 1800's farmhouse.
Parking facility for 42 cars.
Luxury restroom trailer with two ladies' facilities and one gentleman's facility.

A myriad of vintage farm tables ideal for bar set up, dessert and appetizers stations.
Four wine barrels that can be used as high tops for cocktail hour.
Eight black stanchions, perfect to separate areas and assure the best flow for your event.

Metal lanterns to be used the day of.
A myriad of vintage garden chairs and round tables which are a perfect option to set up for cocktail hour.

Wooden vintage Adirondack chairs, metal settees and antique daybeds create beautiful lounging areas around gardens and pond.
Ten natural color 9' in diameter market umbrellas which give a relaxed and authentic garden party vibe.
Access to antique and garden outdoor props, including urns, planters, wicker baskets, etc.
Access to our preferred vendor list of caterers, florists, musicians, etc… including accommodations in the area.
THIS PACKAGE allows the couple to hold both the ceremony and reception at M&D Farm.

2/ “2-Night Stay” Site Rental.-

In addition to all of the above, this option includes our stylish 1800's farmhouse rental for two nights.
Farmhouse details for guests lodging in the house (maximum 8 people):
4 bedrooms.
3 full bathrooms.
Full functional country kitchen with central island. Wolf stove, stainless steel appliances and two farm sinks.
Garden inspired dining room reminiscent of the English countryside.
Large English cottage style sitting room with two oversized down filled slip-covered sofas.
Library / Den with smart TV and four comfortable wing-back style chairs.
Wonderful front porch with cozy sitting area and farm table / chairs to enjoy summer outdoor dining.
Use of the kitchen back garden dining area.
Linens, towels and toiletries provided.
Unlimited WiFi connection.
Wireless speaker system in kitchen, dining room, den and sitting room.

A farmhouse cleaning fee applies to this package.
Rehearsal dinners exceeding 20 guests will incur an additional fee.

ADDITIONAL SERVICES:
M&D Farm Planning & Design Guidance + Full Day-Of Coordination.-
SUMMARY:
Designed for couples seeking support throughout the planning process, this service combines planning and design guidance with full wedding day coordination led by the owners of M&D Farm, who have personally overseen weddings on the property for many years.
From timeline development and vendor guidance to ceremony rehearsal management and day-of execution, couples benefit from working directly with the people who know the property, its logistics, and its operation best.
We would be happy to provide additional service details and pricing for your review.
Day Of House Rental.-
SUMMARY:
This optional add-on expands access to M&D Farm's farmhouse beyond the standard Day Of Event Site Rental package, providing additional rooms and gathering spaces throughout the day. Couples are welcome to decide whether this add-on is right for them as planning progresses and wedding day details take shape.
More than simply additional space, the farmhouse offers a beautiful and character-filled setting for getting ready, spending time with the wedding party, and enjoying a relaxed wedding day experience surrounded by the timeless charm and atmosphere of the property.
Should you decide that this add-on is right for your wedding day, we would be happy to provide additional details and pricing for your review.
EXTRAS:
Ceremony rehearsals on the day prior to the wedding may be available at an additional fee, schedule permitting. Couples utilizing M&D Farm's Planning & Design Guidance + Full Day Coordination service receive a complimentary ceremony rehearsal.
Pets are welcome at the discretion of M&D Farm and may be subject to an additional fee.
CATERING:
The same licensed catering company hired by the Client for the day must serve both food and alcoholic drinks at the event. The catering company must own an up-to-date NYS full liquor license. The caterer will provide a full cooking and serving staff including at least one bar tender. Caterer is responsible for the set-up, breakdown, and cleanup of the catered site.
ALCOHOL AT EVENTS:
In order to serve alcohol at the event, the licensed caterer company hired must provide one-day Liquor Authority’s Catering Permit.
RECOMMENDATIONS:
In case of inclement weather, tent rental is recommended.
Our parking facility has room to accommodate 42 cars. However, we recommend bus shuttle services be hired to transport guests from their accommodation to M&D Farm for their convenience.
DAY OF COORDINATOR:
A professional Day Of Coordinator is required for all weddings held at M&D Farm.
Couples may choose M&D Farm's Planning & Design Guidance + Full Day Coordination service, work with an outside planner or coordinator, or choose to use both services.
When M&D Farm's coordination services are not utilized, additional fees and requirements related to outside planning and coordination may apply. We would be happy to provide additional information for your review.
